Arrival & Departure Summer Check-in: 4:00/5:00pm Check-in time: After 3:00/4:00pm Check-out time: 11:00am Reserving a Vacation Home All Bella Beach Vacation Rentals homes require a 30% deposit when making the reservation. We will be happy to process this deposit with a credit card (Visa, MC, or Discover) or check. This deposit is non-transferable and may not be applied to any other reservations. The remaining 70% balance is due 30 days prior to your arrival. Security deposits are retained by the credit card number and charged if terms require forfeit of deposit. We accept a maximum of two charge cards per reservation.

Cancellations
Should the need to cancel arise between the date the reservation is made and 31 days prior to your arrival a refund of the initial rental charge will be issued less a 10% cancellation fee and a $50 reservation fee. For cancellations that occur within 30 days of your arrival date the total rental charge will be non-refundable and non-transferable unless we are able to rebook your accommodations less a 10% cancellation fee and a $50 reservation fee. No refunds will be given for medical emergencies, late arrivals or early departures.

General House Rules
All of the rental homes rented by Bella Beach Vacation Rentals are privately owned and reflect the personality and unique tastes of their owners. Because of this, we do not allow smoking or unauthorized pets in any of our rental homes. Bella Beach, Roads End and Cutler Point are small coastal communities and we ask that you restrict all sound and noise to a reasonable volume. Tenants and their guests must conduct themselves in a manner that will not disturb any neighbors enjoyment of the community. Bella Beach Vacation Rentals reserves the right to refuse service to anyone and especially those under the age of 25.

Parking
Within our beach communities, most garages are tucked out of sight behind cottages and parking is limited to two to four vehicles per cottage please inquire as to how many parking spaces come with your desired beach cottage. We ask that our guests use the driveways to keep the neighborhood free for strolling, and biking.

Housekeeping/Security Deposit                                                                                                              Our housekeeping staff works diligently to prepare each home in preparation for your arrival. For stays over seven nights, please inquire if you would like additional cleaning. You may be charged the $350.00 security deposit in the event of a violation of our "no smoking" "no pet" or "maximum occupancy" polices or incidental damages which occurred during the tenancy. Additional housekeeping charges will be applied in event for the need of excessive cleaning by our staff and the occurrence of exceeding the maximum occupancy of the cottage. We supply a departure procedure checklist in each home, these rules must be followed the to avoid loss of your security deposit.
                                                                                                                                                            
Rates/Lodging Taxes                                                                                                                       Summer season rates apply during all major holidays with a required three night minimum stay. There is a 9% Lincoln County Tax in the Bella Beach community and Roads End Area and 9.5% Lincoln City Tax in Lincoln City plus a 1% Oregon State Tax in all areas. A cleaning fee will be added to each reservation, that charge goes to service the hot tub before you arrive and clean the home after you depart.

Seasons                                                                                                                                                 Bella Beach Vacation Rentals offers four season rates that run very closely with the actual seasons, our 2013 Spring season starts March 21 - June 20, Summer season starts June 21 - September 3, Fall season starts September 4 - November 30 and Winter season December 1 - March 22. Holiday/summer pricing is charged for Memorial Day weekend, Thanksgiving and the Christmas and New Year holidays.

Pet Policies
Bella Beach Vacation Rentals offers several "pet-friendly" homes. Small pet friendly homes allow for dogs of 20lbs and under (this is an owners choose as to whether pets are allowed and size of dog). PETS OTHER THAN DOGS ARE NOT ALLOWED. All homes are limited to a maximum of 2 dogs. Should we discover that a pet is or has been in the home without prior approval, you will be charged your full $350 security deposit and must vacate the home, forfeiting all payments received. Our Lincoln County/City neighborhoods operate with strict dog policies. Dogs must be leashed at all times outside of the home and picked up after a $25 fee will be charged if these rules are violated. At NO TIME MAY PETS BE LEFT UNATTENDED in a home, car or on the grounds on one of our homes. If a pet is added to reservation and you decide not to bring the pet within 30 days of reservation date there is a $15 processing fee for crediting pet charge.

Amenities
Each home combines cozy beach-cottage style with first-rate amenities to make your stay comfortable and memorable. All homes come fully equipped with a TV, DVD, cable, internet, washer, dryer, dishwasher, microwave, linens, towels, cookware, dinnerware, paper products, and soaps...several of our homes offer hot tubs, game rooms, stereo's with surround sound, high-thread count sheets, food processors, games, bikes, beach toys and fire pits for those extra amenities making for a memorable vacation experience. Fitness Center and Pools                                                                                                                       Feel like working out while at the beach...walk our seven miles stretch of Lincoln City Sandy Shoreline Also, available for day passes is Fitness 101 in Lincoln City, Fitness 101 is a 7000 sq ft facility offering the largest free-weight room on the Oregon coast plus an 18 station cardio section, Nautilus equipment and luxury locker rooms. Just want a large pool for the kids...head to the Lincoln City Community Center for lots of family fun (there are minimal fee associated with using each facilities.)

Our Coastal Communities
The Oregon coast is constantly growing and there may be construction near the vacation home that you choose, this is not something that should interrupt your stay, however if you feel it will be inconvenient please ask about the amount of construction around the cottage of your choice. Most workers are scheduled during normal business hours and take weekends off. We are exciting about the improvements that have been made to Lincoln City, Road's End and the Bella Beach Community and are doing all we can to make your Oregon Coast vacation experience memorable.

Arrival Time
Please make sure that you bring and read your final confirmation because it has all the information you will need to find and enter the home - that document is sent via email once payment has been received in full. Early check-in and late check-outs are not allowed without prior approval from management.
